Water heater installation and repair in Dubai

Most Dubai properties use an electric storage heater — a tank in a ceiling void or a cupboard. They are simple, reliable, and they fail in a small number of well-understood ways. The one that matters most is a leak, because a tank in a ceiling void leaks into the ceiling.

Common faults

• No hot water at all. Heating element or thermostat, or the circuit has tripped.
• Hot water runs out quickly. A failed element on a dual-element tank, a thermostat set low, or heavy scale reducing capacity.
• The heater trips the breaker. Usually a failed element leaking to earth. The unit should not be used until it is fixed.
• Water is discoloured or smells. Corrosion inside the tank, or an anode that has done its job and needs replacing.
• Visible leak or damp in the ceiling below. Call immediately — a tank failure empties a lot of water into a ceiling.

Scale is the thing that shortens their life

Hard water leaves scale on the element and in the tank. The element then works harder, runs hotter and fails sooner. Flushing the tank and replacing a sacrificial anode when it is spent adds years to a heater and costs a fraction of replacing one.

When should a water heater be replaced?

If the tank itself has corroded through, replacement is the only option — a leaking tank cannot be repaired reliably. Elements, thermostats and valves are all replaceable. As a guide, tanks tend to last around eight to twelve years here, and less where the water is untreated.

How long does replacement take?

About ninety minutes for a straightforward like-for-like swap in an accessible position. Ceiling-void installations take longer, and we will say so when quoting. The work involves both the plumbing and the electrical connection — we do both, which avoids the usual problem of two trades blaming each other.
