Annual maintenance contracts in Dubai

An AMC changes the economics of property maintenance. Instead of paying for emergencies as they happen — always at the worst time, usually at the worst price — you pay a known amount for scheduled visits that catch most problems before they become emergencies.

What a contract covers

• Scheduled AC servicing — filters, coils, drainage and gas pressure, timed before the summer rather than during it
• Plumbing checks — visible pipework, connections, water heater condition and drainage
• Electrical inspection — DB board, sockets, and anything showing heat damage or wear
• Minor repairs during the visit — the small things that would otherwise need their own call-out
• Priority response between visits — contract properties go to the front of the queue

Why scheduled servicing costs less overall

Almost every expensive failure we attend was preventable and gave warning first. A blocked AC drain is a ten-minute job before it overflows and a ceiling repair afterwards. A water heater weeping at a fitting is a small fix until the tank goes. A scorched connection in a DB board is trivial to correct and serious to ignore. A contract is a way of making sure someone actually looks.

How much does an AMC cost in Dubai?

Priced per property after a survey, because a two-bedroom apartment and a five-bedroom villa are not comparable jobs. The survey establishes how many AC units there are, their age and condition, and what else is on site. You get a fixed annual figure and a schedule of visits before committing.

What is not included

Major part replacements and full installations are quoted separately — a contract covers maintenance and minor repair, not a new compressor. We are explicit about the boundary in the agreement so there are no arguments later.

Contracts typically cover air conditioning, plumbing and electrical systems. Between visits, contract properties get priority on emergency call-outs.
